Nueces County Home Prices Show a Mild Decline

In October, the median home list price in Nueces County reached $344,350, marking a 1.3% decrease from September’s $348,750. Compared to the same time last year, prices dropped 1.6% from $349,900, signaling a gradual easing rather than a sharp downturn.

Importantly, this data reflects homes listed for sale, not completed transactions. As a result, the figures reflect current seller expectations and asking prices, which may differ from final sale values due to negotiations and market conditions.

Homes on the market last month had a median size of 1,597 square feet, with a price per square foot of $202. That figure is 1.9% lower than in October 2024, showing that price adjustments are also occurring on a per-square-foot basis.

Homes Are Taking Longer to Sell

Local Market Moves Slower Than the Nation

Beyond pricing, time on market offers another critical perspective on housing demand. In October, homes in Nueces County spent a median of 92 days on the market, an improvement from 97 days in September. Still, the local market continues to lag behind the national median of 63 days.

This longer sales timeline suggests that buyers are becoming more cautious, likely influenced by higher mortgage rates, affordability concerns, and broader economic uncertainty. As a result, sellers may need to be more patient or flexible with pricing and terms.

New Listings Rise Despite Slower Movement

Even with slower sales activity, housing inventory continued to grow. About 480 homes were newly listed in October, a 15.4% increase from 416 listings in October of last year. This boost in supply gives buyers more options but also intensifies competition among sellers trying to stand out in a crowded market.

Realtor.com notes that median home prices do not capture the entire housing market. The data includes single-family homes, condominiums, and townhomes, but excludes most new construction and properties that are already pending or under contract.

Corpus Christi Metro Area Follows Similar Path

Across the broader Corpus Christi metro area, the housing market mirrored the softer trend seen in Nueces County. The median home list price settled at $349,777, slightly lower than in September.

The typical metro-area home measured 1,605 square feet and listed at $211 per square foot, which is notably higher than the county-wide average. These prices reflect stronger demand and pricing pressure in specific neighborhoods and suburban communities.

Texas Housing Market Also Sees Price Softening

At the state level, Texas home prices showed a similar cooling pattern. The median home list price across Texas reached $360,000 in October, down slightly from the month before.

The typical Texas home on the market measured 1,994 square feet and sold for $184 per square foot. Texas stays more affordable than coastal states, but high mortgage rates still strain buyers at all income levels.

National Home Prices Continue a Gentle Pullback

U.S. median price fell to $424,200; homes span 1,834 square feet at $225 per square foot. This national slowdown reflects similar declines in Nueces County and Texas, signaling a shift toward balanced market conditions.
