Hut 8 Launches Major AI Facility in Texas
Hut 8 has announced a massive long-term investment in Nueces County, Texas, with plans to develop one of the state’s largest artificial intelligence data center campuses. The company signed a 15-year lease agreement valued at approximately $9.8 billion for its Beacon Point data center campus, marking a major expansion in Texas’s growing AI and technology infrastructure sector.
The lease agreement involves a confidential high-grade company that will use the site to power advanced artificial intelligence operations. According to Hut 8, the first development phase will deliver 352 megawatts of IT capacity dedicated to AI training and inference workloads—eventually, Hut 8 plans to expand the campus into a 1,000-megawatt facility spanning 525 acres.
As demand for AI computing continues to rise globally, large-scale data centers have become increasingly important. However, concerns about water use, energy demand, and environmental impact often accompany these projects. Closed-Loop Cooling Reduces Water Demand

Traditional data centers often require millions of gallons of water each day to cool servers and maintain operating temperatures. In drought-prone areas of Texas, that level of water consumption can create significant concern among local communities.
Hut 8 says Beacon Point will avoid those problems by using a closed-loop cooling system. Instead of continuously pulling fresh water from municipal sources, the system recirculates the same water through sealed pipes.
The company explained that the initial water supply will come from outside Nueces County. Once the system is filled, the facility will circulate the same water for 4 to 7 years before replacing it.
As a result, the facility’s ongoing municipal water use will remain minimal. Daily water consumption will primarily support human needs such as sinks and restrooms, totaling roughly 10,000 gallons per day for each phase of development. Company officials noted that the amount is comparable to the daily water usage of a small restaurant.

According to project details, Phase 1 alone represents approximately $8.5 billion in investment. The first phase will generate approximately 945 temporary construction jobs and create 115 permanent operational positions once the facility begins operations.
If Phase 2 moves forward as planned, the project would add another estimated $8.5 billion in investment and create similar levels of employment.
The scale of the development positions Nueces County as an emerging technology and AI infrastructure hub in Texas. Additionally, the 525-acre site leaves room for future expansion as demand for artificial intelligence continues to grow.
