Rodent Infestation Plagues Bella Vista Apartments

A resident of Bella Vista Apartments has been battling a severe rodent infestation for several months. Regina Gonzales, who has lived at the complex at 1010 Behmann Street for about two years, reported dealing with a rodent problem since January.

A Resident’s Ordeal of Rodent

Gonzales expressed her distress, saying, “I’ve caught at least 10 in just three weeks. I want them out of here.” She has seen little progress despite notifying the leasing office about the issue. On Wednesday evening, Gonzales caught another rat in her kitchen, adding to the series of disturbing encounters she’s had. She provided photos showing at least seven rats inside her home over the past few months.

Voices of Other Residents on Rodent

Other residents at the complex echoed Gonzales’ concerns. Sheila McDaniel, another resident, stated, “We hear them in the walls. We hear them in the ceiling. That’s something they need to get on top of, just for the sake of it being the right thing to do.”

Property Owner’s Response

One of the property owners, Tracey Mahoney, acknowledged the issue and claimed immediate action was taken. “We were notified on February 22 of a rodent problem in units #4, #5, and #6. By February 29, our pest control company, which services all our Texas apartment complexes, specifically addressed the rats,” Mahoney explained.

Mitigation Efforts from Rodent

Mahoney detailed the steps, including installing rodent bait stations around the property. However, he pointed to the residents’ living conditions contributing to the ongoing issue. “We aim to provide a nice, safe environment. Sometimes, we fail and make mistakes, but we’ve done nothing wrong this time. The hoard of nastiness and the smell on that countertop was horrible. I can’t believe anybody lives that way,” he remarked.

City Intervention and Advice

The City of Corpus Christi’s Code Compliance department visited the property on Wednesday and found several violations, including the rodent problem. Tracey Cantu, the Assistant Director of Development Services/Code Compliance, encouraged residents to report persistent issues through the city’s 311 service. “We recommend using 311, either by calling or through the online portal on the city’s website. It creates a record,” Cantu advised.

Legal Guidance for Tenants

Nueces County Judge Henry Santana reminded tenants of their legal obligations. He emphasized that Texas state law requires tenants to alert the property manager of their concerns. For those considering withholding rent until the problem is resolved, Judge Santana advised against it. “They need to pay their rent. If you’re not current on the rent, they have the right to evict you,” he warned.

Next Steps for Compliance

Code Compliance has given the property management at least seven business days to address the violations. Following this period, a team member will reassess the property to ensure compliance.

The rodent issue at Bella Vista Apartments highlights the importance of prompt and effective property management responses to tenant concerns. While efforts are underway to address the infestation, residents remain vigilant and hopeful for a swift resolution.
