Local Market Sees Increased Activity Despite Price Drop

NUECES COUNTY, TX — The real estate market in Nueces County saw a modest shift in February 2025, as median home listing prices declined slightly while new property listings increased. According to recent data from Realtor.com, the median price of a home listed in the area was $332,125, down 0.8% from January’s median of $334,950.

Even more notably, when compared to February 2024, the median listing price dropped by 4.3% from $347,000. Though it may seem like a downturn, a moderate drop can mean more buyer opportunities and stronger seller competition.

Homes Stay on Market Longer, But Listings Increase

Nueces County real estate listings have stayed on the market longer than the national average. In February, the median was 84 days, matching January but well above the U.S. median of 66 days.

Despite the slower pace, the market is seeing more activity. The newly listed homes rose to 552, a 10% increase from 502 in February 2024. This surge suggests sellers are feeling more confident about listing their properties, even in a slightly cooling price environment.

Price Per Square Foot Continues to Fall

The median home in Nueces County was 1,599 square feet, listed at $197 per square foot, representing a 1.5% decrease in price per square foot from last year. These figures indicate a shift in affordability, giving buyers slightly more value for their money than in early 2024.

How Nueces County Compares to the Region, State, and Nation

When zooming out to look at broader trends:

  • The median home price in the Corpus Christi metro area rose slightly to $344,450. The typical home was 1,622 square feet, listed at $204 per square foot.
  • Across Texas, the median home list price was $355,000, with homes averaging 1,949 square feet and listing at $184 per square foot.
  • Nationally, the median home price was $412,000, with an average size of 1,791 square feet and a listing price of $227 per square foot.

Nueces County remains a more affordable option than state and national averages. However, the longer listing periods reflect a more cautious local buyer market or pricing expectations that don’t match buyer demand.

Understanding the Numbers

It’s important to note that the median home price reflects the middle value of all listings, not an average. Real estate analysts prefer the median for its accurate view, avoiding extremes in listing prices. Also, these stats only cover homes listed for sale — not those under contract, pending, or newly constructed.

According to Realtor.com, the figures include existing single-family homes, townhomes, and condos but exclude most new construction projects and contingent sales. For more detailed local data, visit data.caller.com.
